Why is Formentera property so expensive?

Structural scarcity. The island is just 82 km², strict building moratoria are in force, and only ~120 properties are typically listed at any time. Foreign ownership is 52% (highest in Spain), demand is concentrated among Italian luxury buyers, and no new tourist-rental licences are being issued. Result: €15,000+/m² in Es Arenals and Illetes, and €2.65M–€3.4M average sale price.

How do I even get to Formentera?

No airport. Fly to Ibiza (Milan/Rome ~2 hours, from most European capitals direct), then 30-minute ferry from Ibiza port. Summer peak: ferries fill up, book weeks ahead. Private boat transfers from Ibiza run €1,500–€3,000 return. Off-season (November–March) the ferry schedule reduces significantly and much of the island's restaurant scene closes.

Can foreigners buy on Formentera?

Yes — no restrictions. EU citizens face lighter paperwork than non-EU. Italian buyers dominate the market, and most listing agencies have Italian-speaking staff. NIE required before any signing. Italian buyers should consult a cross-border tax advisor: Spanish property must be declared on the Italian RW form, and IVIE (0.76% of value) is owed annually to Italy.

Is Formentera a good investment?

As a luxury lifestyle asset: historically very strong, with average appreciation of 8–12% annually over the last decade and a structurally capped supply. As a rental income play: weaker, because new ETV licences aren't being issued — only existing licensed properties can legally rent short-term. If buying primarily for personal use in a scarcity market, Formentera's numbers have outperformed Mallorca and Ibiza over the past 10 years.
