Yes — Mallorca has no restrictions on foreign buyers. EU citizens have the simplest path; non-EU buyers (US, UK, Swiss) face slightly more paperwork but no legal barriers. You need a Spanish NIE (foreigner tax ID) before signing — takes 2–4 weeks via consulate or power-of-attorney through a Spanish notary.

What are the total costs of buying in Mallorca?

Budget 12–15% on top of the purchase price. The main line items: ITP transfer tax (8–13% progressive on resale) or IVA+AJD (10% + 1.5–2% on new-build), notary €1,500–4,000, land registry €500–1,500, gestoría €500–1,500, and a lawyer at roughly 1% of price. Annual costs: IBI property tax, community fees if it's an apartment, and 24% non-resident income tax on imputed rental value.

Do I need an ETV licence to rent out my Mallorca property?

Yes — short-term tourist rental (under 30 days) requires a valid ETV licence. The Balearic moratorium has frozen new licences since 2022, so existing ETVs command a significant price premium (15–30% over equivalent unlicensed properties). Long-term rental (30+ days) doesn't require an ETV.
