Why is Menorca cheaper than Mallorca and Ibiza?

Menorca's UNESCO Biosphere Reserve designation and strict urban-planning laws cap development — you won't find the high-end ultra-prime stock of Mallorca or Ibiza, and the international investor scene is smaller. The result: prices in Mahón or Ciutadella are roughly 30–50% below equivalent Mallorca locations. Long-term, the scarcity plays in Menorca's favour.

What's the difference between Mahón and Ciutadella?

Mahón is the capital: bigger harbour, stronger economy, closer to the airport, year-round population. Ciutadella is the former capital: prettier medieval old town, more compact, more seasonal, favoured by the Catalan summer crowd. Property prices are similar; lifestyle is distinctly different.

Can I find a finca in Menorca?

Yes, but Menorca's rural protection rules are strict. Most rural properties are 'fuera de ordenación' (outside planning) and need AFO regularisation to become fully legal. Budget €5,000–€20,000 for the AFO process and always verify the cadastral zone (rustic, ANEI, AANP) before offering — some protected zones can't be regularised at all.

Is Menorca good for year-round living?

More than Formentera, less than Mallorca. Mahón has a full year-round community (population ~30,000), working harbour, hospitals, schools. Off-season is genuinely quiet — many restaurants close November to April — but the core infrastructure works. British and Swedish expats have built a stable year-round expat community.
