Why long-stay here
- Direct flights from London, Berlin, Milan, Madrid, Amsterdam, Stockholm — most under 3 hours
- Fiber broadband island-wide; 200-1000 Mbps standard in towns
- Walkable old towns (Pollença, Sóller, Palma's casc antic, Felanitx) for car-free living
- Coworking spaces in Palma, Pollença, and Sóller; private offices €300-600/mo
- Mild winters (10-16°C, sunny most days) — outdoor cafés year-round
Best months
October–April for slow, affordable, locals-paced living. November and February are the absolute sweet spots — empty beaches, working restaurants, and rates at their lowest. Avoid July-August unless you're specifically here for peak summer.
Typical monthly rates
€1,200-2,500/mo for a one-bed in Palma or a Tramuntana village (off-season). €2,500-5,000/mo for a 2-3 bed villa with pool. €6,000+/mo for sea-view properties in Deià, Andratx, or Pollença. Summer rates roughly 2-3x.
Practical notes
Long-stay rentals (1+ month) typically don't need ETV tourist licences — you're a temporary resident, not a tourist. Six months or longer puts you in conventional residential lease territory (LAU) with stronger tenant protections. Most landlords ask for one month deposit + first month upfront. Cars rent monthly for €600-1,000 (cheaper than weekly rates × 4).
