What we handle

Every engagement is scoped — we don't sell packages you don't need. Quotes are fixed-fee for one-off work, monthly retainer for ongoing.

NIE application

Get your Spanish foreigner ID number — required before you can buy property, open a bank account, or sign anything. We handle the consulate appointment booking, paperwork preparation, and translation. €450-650 turnkey.

Annual tax representation

Non-resident property owners must file Modelo 210 annually. We act as your fiscal representative, file on time, and handle the IBI/basura municipal taxes. €350-500/year per property.

Residency application

Digital nomad visa, non-lucrative visa, or EU residency. Document checklist, translations, consulate appointments, follow-up. €1,500-3,500 depending on visa type and complexity.

Spanish company setup (SL)

If you're buying through a Spanish SL — for tax efficiency, multi-owner structuring, or rental business — we handle the formation, NIF, social security registration, and ongoing accounting. €1,800 setup + €120/mo accounting.

Full property-purchase concierge

End-to-end coordination for the entire purchase: NIE if needed, lawyer engagement, due diligence review, notary scheduling, ITP filing, registry, utility transfers, IBI registration. €2,500-4,500 turnkey, often less than DIY when you factor in the headaches avoided.

Ongoing monthly admin

For owners who want a 'just handle it' setup. Mail forwarding, utility coordination, supplier invoicing, IBI, basura, ETV renewal reminders, repair coordination. €200-400/month.
