This website does not directly sell or broker real estate transactions. All listings are sourced from licensed real estate agencies registered with ROAIIB (Registro Oficial de Agentes Inmobiliarios de las Islas Baleares). Buyer inquiries are forwarded to the listing agency, who handles the transaction directly.

Your rights
Under the GDPR and Spanish LOPDGDD, you have the right to access, rectify, erase, restrict processing, port your data, and object to processing. To exercise any right, email hello@balearic.com with your request. We will respond within 30 days.
Third-party processors
- Supabase (EU): Database hosting, authentication, file storage
- Vercel (US, EU edge): Web hosting, image optimisation, serverless functions
- Resend (US): Transactional email delivery
- OpenAI (US): AI-powered search query parsing (no personal data sent)
- MapTiler / Protomaps: Map tile rendering (no personal data sent)
- Google (US): 3D map tiles (IP address visible to Google when 3D view is loaded)
Cookies
This site uses only strictly necessary cookies: a Supabase authentication session cookie. Your language preference is encoded in the URL itself (e.g. /de/...) — no cookie required. We do not use advertising, analytics, or third-party tracking cookies. No cookie consent banner is required under ePrivacy Directive Article 5(3) for strictly necessary cookies.
International transfers
Some processors (Vercel, Resend, OpenAI) are US-based. Transfers are covered by the EU–US Data Privacy Framework or Standard Contractual Clauses (SCCs).
Terms of use
Listing accuracy
Property listings are sourced from agency XML feeds and displayed as provided. While we verify agency registration with ROAIIB, we do not independently verify individual listing details (price, size, features, images). Always confirm details directly with the listing agency before making any commitment.
No brokerage
Balearic is a portal, not a broker. We do not charge buyers any fees. We connect buyers with licensed agencies. The transaction, negotiation, and legal due diligence are between you and the agency.

Listing images and descriptions are the property of the respective agencies. Portal design, code, and editorial content (buying guides) are © Balearic Property Portal S.L. All rights reserved.
Limitation of liability
We provide this service "as is" without warranties of any kind. We are not liable for inaccuracies in listing data, agency conduct, or any loss arising from the use of this site.
